Provides supervision of the campus central plant operations and crew. This includes the operation and maintenance of the heating, ventilating, and air conditioning (HVAC) systems for campus facilities including the repair, corrective and preventive maintenance of heating and chilling plants, HVAC controls systems, and hot/chilled water distribution systems. Management of the university cooling towers, chemical treatment plan and well water program. Additional responsibilities include the oversight of the campus utility and infrastructure systems.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned by the Executive Director for Facilities Administration.

•Supervises, directs, and evaluates technicians and team leaders assigned to the central plant and HVAC/controls.
•Formulates and directs in-service training programs for employees to promote safety, quality of work, and services improvement, including the HVAC control systems.
•Provides training of staff in the operation and maintenance of the HVAC control systems including system configuration, upgrades, field panels and devices, hardware,   and software.
•Plans work schedules for assigned staff to ensure quality services to the university community on a 24-hour basis.
•Determines and interprets work procedures to ensure the timely completion of work assignments.
•Works with assigned staff and team leaders in an effective manner to ensure that the mission of the department is carried out.
•Reviews, develops, updates and manages an effective preventive maintenance program.
•Assists in the preparation and implementation of the annual budget requests for supplies and equipment, to include staffing requirements to support current building   assignments and customer expectations.
•Requests supplies and equipment to ensure the completion of the department and university mission.
•Analyzes utility bills, prepares reports, and recommends strategies for reducing the consumption of water, electricity, and natural gas.
•Maintains and evaluates the critical campus systems related to heating and cooling and makes recommendations for capital investment.
•Assists in the management of utility interruptions and critical repairs to the campus infrastructure system.
•Establishes working relationships with the vendors and technical teams that support the campus operations.
•Maintains satisfactory and harmonious relationships with the public and fellow employees each day to ensure/sustain quality service and appropriate interactions with   others.
•Joins other superintendents and managers to form the Office of Facilities Services leadership team.


QUALIFICATIONS:
•Proficiency in the repair and maintenance of HVAC controls systems, including the writing of custom programming.
•Strong understanding of HVAC controls systems (Johnson Controls, Siemens and Automated Logic)
•Comprehensive understanding of central plant operations and the service and operations of cooling towers, water treatment, chillers and boiler systems and their sub      systems.
•Familiarity with legacy systems in the HVAC area is preferred.
•Good communication and interpersonal skills.
•Demonstrate competency in the use of Microsoft Word, Excel and Outlook.
•Ability to learn to use maintenance management software to create reports.
•Demonstrate competence in the design and operation of data networks.
•Proficient speaking, reading, and writing English.

EDUCATION: High School Diploma or GED required. Bachelor of Science Degree in Mechanical Engineering preferred.

EXPERIENCE: Five (5) years' experience in installing, programming, commissioning, repairing and maintaining direct digital control systems. Five (5) years of experience directly managing a team of technicians. Some experience in a college or university environment desired. Demonstrated ability to effectively communicate and coordinate the function of a team of diverse personnel.

LICENSES: Valid Texas Driver's License. License or certifications in related fields are preferred. OSHA certifications preferred and required within 6 months of hiring.
