Performs preventive and corrective maintenance to heating, ventilating, air conditioning, refrigeration systems and fire alarm, building automation, and energy management systems.


  • Change filters, lubricate bearings, change oil, check belt tension and adjust.
  • Clean coils, blowers, drip pans, condensate lines, fan motors; adjust thermostats and dampers; clean cooling tower sumps and swimming pool; clean smoke detectors; clean mechanical rooms and facilities to assure a safe, uncluttered work environment.
  • Respond to simple trouble calls concerning heating and cooling, refer action to a repair technician when unable to correct without assistance. 
  • Monitor level of working stock supplies and submit requests for reorder. 
  • Maintain stock in a neat and orderly manner.
  • Perform routine inspection of mechanical rooms and equipment. 
  • Operate machinery such as forklift, backhoe, trenching machine, jackhammer, pneumatic air compressor, rotary drill, and pneumatic tamper.
  • Under general supervision with standard practices enabling the employee to proceed on regular duties, referring questionable cases to supervisor.
  • Maintain satisfactory and harmonious relationships with the public, and fellow employees each day to assure / sustain quality service and appropriate interactions with others.
  • Able to work day or evening shift and weekends.
  • Carry cell phone (rotating schedule) to respond to emergency calls after hours.
  • Other duties as assigned.


  • Ability to read written instructions, warning labels, MSDA Sheets in English.
  • Possess legible handwriting.
  • Proficiency in speaking, reading, and writing English.
  • Possess Mathematical ability to add, subtract, multiply, and divide in order to compute material costs as required for completion of the work order forms.
  • Possess eyesight in both eyes correct to 20/20.
  • Possess normal hearing ability (may be corrected).
  • Able to successfully handle frustrating conditions such as limits on time, limited access to equipment, and dealing with uncomfortable customer.
  • Must observe safety precautions when working in the presence of extreme noise, mechanical, electrical, and radiation hazards, asbestos, hazardous substances.


  • High School or GED required.
  • Completion of Trade School program is desirable.
  • Demonstrate high level of mechanical aptitude.


  • One year as building maintenance technician or trade school program.


  • Possess forklift license when required by OSHA.
  • Valid Texas Driver's License required. 


  • Work in cramped spaces in mechanical rooms, or in crawl spaces under buildings or attics.
  • Perform disassembly of A/C units in uncomfortable positions such as kneeling, crouching, stooping, or squatting.
  • Carry 80-pound loads up and down stairs.
  • Lift larger loads by two or more members working as a team.
  • Climb ladders and work at heights on top of buildings.
  • Work as laborer on utility crew digging with shovel for extended periods of time.
  • Work in unfavorable conditions of extreme heat or cold.
