The Maintenance Team Leader (MTL) receives instructions and direction from the Director of Facilities for normal work routine and provides a high level of professionalism when providing leadership and supervision to Building Maintenance Technicians, Plumbers, Carpenter, Locksmiths and Painters.



  • Will plan, organize, direct and manage the daily activities of the Building Maintenance Division
  • Ensure all proper safety protocols and procedures are adhered to;
  • Manage daily staff meetings and open work orders,
  • Responsible for writing and administering annual evaluations and following up mid-year on evaluation goals along with disciplinary documentation of staff members;
  • Schedules and approves staff leave while maintaining appropriate staffing levels to ensure daily tasks are complete;
  • Performs routine inspections of completed tasks by staff to ensure the highest quality;
  • Coordinate technical training of employees;
  • Plan and execute work to minimize impact to the University community;
  • Ensure all work is performed in accordance with federal, state, county and city jurisdictions and codes and communicates seamlessly with executive management on the conditions of the Building Maintenance staff and work.
  • Manage the maintenance and repair of all building components of the building envelope: roofs, exterior walls, skylights, windows, doors, underfloor, and building foundations.
  • Manage maintenance and repair of underground utility systems to include natural gas, domestic water, well water, electrical, and communications.
  • Manage maintenance and repair of interior building systems to include electrical, structural, architectural, elevator, fire alarm, and building data cabling.
  • Organize and manage preventive maintenance tasks in the assigned areas.
  • Follow policies regarding purchasing supplies and materials.
  • Identify scope of work and perform or arrange for estimate of repair projects.
  • Provide supervision and management of contractors.
  • Works in cooperative manner with other team leaders to ensure that the department's mission is fulfilled.
  • Maintain satisfactory and harmonious relationships with the public, and fellow employees each day to assure and sustain quality service and appropriate interactions with others.
  • Carry cell phone to respond to emergency calls after hours.
  • Able to work day shift and/or weekends.
  • Other duties as assigned.


EDUCATION: High School Diploma or GED. Minimum 60 hours of successfully completed postsecondary education required. Formal Trade/Vocational Training in a related field may be combined/substituted with multiyear relevant full time experience. EXPERIENCE: Three years of experience as a crew or team leader in facility construction or maintenance. 



  • Must maintain a valid driver's license, motor vehicle liability insurance and personal injury insurance, and complete the University Van Driver Training within 90 days of employment date.
  • City of San Antonio Electrical Maintenance Technician certification or ability to obtain within 180 days of employment.




  • Proficiency in speaking, reading, and writing English.
  • Ability to handle personnel related concerns and exhibit care in the management of these types of situations.
  • Possess legible penmanship (print & handwriting)
  • Possess eyesight corrected to 20/20.
  • Possess normal hearing ability (may be corrected).
  • Possess mathematical ability to add, subtract, multiply, and divide in order to compute material costs as required for completion of work order form.
  • Must observe safety precautions when working in the presence of extreme noise, mechanical, electrical, confined spaces, asbestos, hazardous substances.
  • Must possess and demonstrate proficiency in Microsoft Office products (Excel, Word, Outlook).
