Provide maintenance services involving several craft skills (including HVAC, electrical, plumbing, carpentry, and painting) necessary for the upkeep of campus housing facilities. May be assigned to day, evening, or weekend schedule.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Replace electrical components, such as light bulbs and ballasts, ceiling fans, wall switches, and electrical outlets
  • Troubleshoot electric circuits and replace breakers and fuses
  • Respond to simple trouble calls concerning heating and cooling, refer action to a repair technician when unable to correct without assistance
  • Clean coils, blowers, drip pans, condensate lines, fan motors; adjust thermostats and dampers
  • Clean swimming pools, smoke detectors, mechanical rooms and facilities to assure a safe, uncluttered work environment
  • Change filters, lubricate motor bearings, check and adjust belt tension
  • Troubleshoot and replace electric motors on in-line circulator pumps and room exhaust fans
  • Proficient with electrical test instruments such as voltmeter, ammeter, and ohmmeter
  • Repair and clean plumbing components such as faucets, shower valves, traps, drains, pipes, and toilets
  • Measure, cut, ream, glue, solder and thread water pipes up to 1 "
  • Able to replace toilet fixtures, flush valves, lavatory, and shower faucets
  • Repair/replace deteriorated wood building components by measuring, cutting, nailing, gluing and sanding wood
  • Repair insulation to hot or chilled water piping using fiberglass or flexible closed cell insulation
  • Maintain water softeners and fill brine tanks with salt
  • Install shelving and hang picture frames
  • Replace window glass
  • Perform minor repairs and painting of sheetrock
  • Use power tools such as electric drill, power saw, and thread cutting machine
  • Works in cooperative manner with other maintenance staff members
  • Performs routine duties with high degree of autonomy while referring questionable cases to supervisor
  • Maintain a professional and harmonious relationships with residents, visitors, contractors and fellow employees
  • Carry a cell phone (rotating schedule) to respond to after hour emergencies
  • Able to work day, evening and weekend shifts
  • Other duties as assigned

 

QUALIFICATIONS:

 

  • Proficiency in speaking, reading, and writing English
  • Possess eyesight in both eyes corrected to 20/20
  • Able to successfully handle conditions such as limits on time, limited access to equipment, and dealing with uncomfortable customers
  • Possess normal hearing ability (may be corrected)
  • Possess legible handwriting
  • Possess mathematical ability to add, subtract, multiply, and divide in order to compute material costs as required for completion of work order form
  • Ability to read and understand written instructions, warning labels, policies, and SDS Sheets in English

 

EDUCATION: High School Diploma or GED required

 

EXPERIENCE: Three years of work experience in multiple trades including HVAC and electrical 

 

LICENSES:

  • Valid Texas Driver's License
  • Valid City of San Antonio Electrical Maintenance Technician Permit or able to acquire within 3 months
  • Valid Texas Air Conditioning and Refrigeration Technician Registration or Certification or able to acquire within 3 months
  • Valid Certified Pool & Spa Operator (CPO) certification or able to acquire within 3 months (preferred)
